Nicholas Neporanny

Nicholas was born and raised in Washingtonville, NY, where his deep connection to the community and passion for helping homeowners inspired his career in real estate. After earning a degree in Pre-Law with the goal of becoming an attorney, he discovered his true calling in property investment. What began with buying rental properties soon evolved into founding Clear Path House Buyers, a company dedicated to helping sellers navigate complex and often challenging real estate situations. As the Lead Sales Manager, Nicholas brings strong leadership, negotiation skills, and a client-first mindset to every transaction. Outside of work, he enjoys spending time with his wife, Irene, and pursuing his passion for cars — often attending local car shows.

Alex Kutcha

Alex was born and raised in Montgomery County, PA, and holds a double major in Accounting and Finance. After beginning his career at a Big Four accounting firm, Alex partnered with Nicholas to form Clear Path House Buyers, driven by a deep passion for real estate investing and helping homeowners navigate difficult situations. At Clear Path, Alex nurtures relationships with clients while overseeing the company’s backend finances and underwriting operations. Known for his compassion, professionalism, and dedication, he approaches every client interaction with care and integrity. Outside of work, Alex enjoys spending time with friends and family, watching Philadelphia sports, and expanding his own rental property portfolio.

Tony Mantali

Tony is a dedicated Foreclosure Specialist at Clear Path House Buyers, where he plays a key role in helping homeowners navigate challenging financial situations. A graduate in Computer Science, Tony combines analytical thinking with a compassionate, hands-on approach to find practical solutions tailored to each client’s needs. He specializes in foreclosure assistance, offering personalized options that empower homeowners to either keep or sell their property—whichever path best supports their goals. Outside of work, Tony enjoys riding his motorcycle and swimming. As one of six siblings, he cherishes time with family and brings genuine empathy to both his professional and personal life.

Connor Bowman

Originally from San Jose, CA, Connor graduated from Penn State University with a degree in Finance. Now based in Conshohocken, PA, he serves as a Junior Acquisitions Specialist at Clear Path House Buyers, where he applies his background in sales, finance, and business development to help homeowners navigate their real estate options. Connor is passionate about real estate and dedicated to providing personalized solutions for every client. Outside of work, he enjoys traveling, hiking, and watching sports.

Edward Navarro

Edward is the Head Technology Manager at Clear Path House Buyers, where he oversees and automates the company’s systems and backend processes to ensure smooth, efficient operations. With a strong technical mindset and innovative approach, he’s passionate about using technology to create a brighter and more connected future. A proud dad of two boys, Edward believes in balancing innovation with family values. He loves starting his day with a good cup of coffee and finds joy in moments of deep focus and problem-solving at work. Outside the office, nothing beats spending time at the beach with his family.

Joshua Bautista

As the Director of First Impressions at Clear Path House Buyers, Josh is known for his positivity, professionalism, and genuine approach to helping clients feel welcome and supported from the very first interaction. He takes pride in creating a friendly and seamless experience for every homeowner he connects with. Outside of work, Josh is passionate about music and enjoys his free time gaming. He’s also embracing the adventure of fatherhood with his 2-year-old son — a journey that’s been both challenging and deeply rewarding.

Rayden Arevalo

Raydan serves as the Director of First Impressions at Clear Path House Buyers, where he combines professionalism, precision, and strong problem-solving skills to ensure every client’s experience begins on the right note. With a degree in Information Technology, he brings a disciplined, analytical mindset to both his work and personal pursuits. Outside of his professional role, Raydan is passionate about endurance sports and personal growth. Formerly an avid cyclist and basketball player, he is currently training for a half marathon. His years of competitive gaming — particularly in StarCraft — have honed his strategic thinking and commitment to continuous improvement.

Earl Pacete

As the Director of First Impressions at Clear Path House Buyers, Earl brings a thoughtful balance of creativity, discipline, and curiosity to everything he does — both professionally and personally. He raises powerful and fascinating monster fish in his aquariums, a practice that has taught him patience and keen observation. He enjoys immersive console gaming and channels that same creativity into cooking, finding joy in crafting meals that bring people together.
